Little ones enjoy climbing, sliding and sandpit. Kids enjoy hopping between pool and spa. Older ones can sit and enjoy the long views to the hills. With all-day sunlight, and wide open skies, you can look out from the deck, lounge or sitting areas, watching the sun rise and set.

Go on scenic walks from the front door or drive to surf sand beaches or take your bikes to Rotorua. The house is a 'gem' that is somewhat hidden from sight. Those who have stayed have enjoyed the sense of space and beauty.

The three dwellings comprise the main house, two-bed flat (attached) and one-bed cottage (separate). These dwellings are served by a shared driveway and parking area to the front.

The house is comfortable and architecturally designed. The rooms are on one level, except for one step into the octagonal dining room of the main house, one step between the main house and the flat, and one step within the grounds.

In the main house, the four bedrooms are situated close to each other, either side of the hallway. Three of the bedrooms share the main bathroom, and toilet. The master bedroom has its own ensuite. The master bedroom and smallest bedroom look out over the pools. Two of the bedrooms look out of the eastern side oriented toward the sunrise. The Flat has 2 bedrooms which access off the living area. The Cottage has 1 bedroom. The Studio has a quite space and an office.

The pools are fully fenced. The water in the main pool is mainly comprised of salt water. The orientation of the house is to the pool and the view, ie. north-facing, away from the road. The spa pool sits next to the main pool. The grounds are fenced, with metal gates at key access points, which can be seen in the pictures. The cars from the property enter and exit from one driveway. The high wall provides protection from road noise and visibility, and the entry/exit point is open, not gated. If you would like specific details, please ask and we will be happy to respond.

Guests have access to the whole property, grounds and pools. It is only offered for rent to one grouping. It is a loved family home, not a party or event house. It is owned and run by a family. Details of what this means and how it works are below.

The property is close to town, the Crossing shopping centre and Pyes Pa local shops, despite its nearness to town it provides a tranquil haven where it's generally easy to relax and unwind.

There is a steep grassy bank at one side of the property. This is usually grazed by 2-3 sheep. Maintenance worker/s (usually a family member or neighbour) may visit the property during your stay, for instance to balance the levels of the pool/s, tend the lawns, gardens and sheep.
